Harper Corporation will construct the final warehouse to complete the site that was first built as a 150,000 speculative unit.
In essence Liberty Property Trust can’t build the fourth, 156,000 square foot, warehouse fast enough for occupancy. Grading has begun and Harper Corporation is constructing the building for an April 2015 occupancy.
That will complete the build out of the industrial park complex across from BMW Manufacturing Co., in Greer.
“That’s a great problem to have,” said Reno Deaton, Executive Director of Greer Development Company. “It’s a good challenge to work on. We have a lot of land available to accommodate the infrastructure and capacity.”
Some of that land is being marketed by the Greenville-Spartanburg Airport District with several large tracts available for manufacturing, industrial and commercial use.
The four warehouses total 624,000 square feet. That followed only two years since Deaton warned City Council of a precious need of a speculative warehouse of 150,000 square feet.
The final warehouse is at 130 Caliber Ridge Drive.
A.L. Industries and an unnamed tenant will occupy 110 Caliber Ridge Drive. It was completed in February.
Pilot Freight and IEWC Corporation will be at 120 Caliber Ridge Drive. IEWC takes occupancy in February 2015.
Bosch Security Systems will have complete occupancy for a distribution center at 140 Caliber Ridge Drive.
A Liberty Trust spokesperson said two other tenants have agreed to lease space at the industrial park but have yet to be announced.

Our recent development and acquisition activity have brought our Carolinas portfolio to approximately 7.5 million square feet across North and South Carolina,” stated Massie Flippin, vice president and city manager for Liberty’s Carolinas Region. “Tenant demand in the market is solid and we look forward to accommodating our customers’ future growth.”

Liberty Trust and Cusham & Wakefield /Thalhimer have developed the industrial park.
